An effective website will give as much attention to the SEO – search engine optimization – as it does design. <span>&nbsp;</span>This is the process of optimizing the content on your website to best align with the words and phrases your buyers use to search for a home. Where making your site look good is an art, SEO is a science that few really master.<span>&nbsp;</span></span></p> <p><span style="font-size: 14px; font-family: Arial; color: #595959;">Another SEO tactic involves connections your website has to other ‘high authority’ sites. These connections give your website more clout with Google, Bing, and Yahoo, brining your site up in the rankings where it is more likely to get seen and clicked on.<span>&nbsp; </span></span></p> <p><span style="font-size: 14px; font-family: Arial; color: #595959;">&nbsp;</span></p> <p><span style="font-size: 14px; color: #595959; font-family: Arial;"><b>2.</b><span>&nbsp; </span><b><span style="padding: 0in; border: 1pt none windowtext;">Capture leads</span></b>.<span>&nbsp; </span>95% or more of the potential buyers visiting your website will remain invisible and anonymous unless you give them a reason to engage with you. So, you must get creative to capture more of those leads.</span></p> <p><span style="font-size: 14px; font-family: Arial; color: #595959;">We know that buyers are most interested in plans, pictures and pricing. The #1 lead capture strategy is to show them plans and pictures, then have them request a price quote by giving you their name and contact information so you can respond.<span>&nbsp;</span></span></p> <p><span style="font-size: 14px; font-family: Arial; color: #595959;">Another is to offer them information of keen interest to them in the form of articles or white papers. “6 Big Questions to Ask Before Buying A New Home”, “Top 5 Home Plans for Retirement Living”, “How To Choose The Right Home For A Fixed Income” – these are intriguing titles that buyers will trade their name and email address to get.<span>&nbsp; </span>Then, once they sign up for the report, deliver it immediately and automatically through your CRM – and continue to send them messages encouraging them to come into your sales center.</span></p> <p><span style="font-size: 14px; font-family: Arial; color: #595959;">&nbsp;</span></p> <p><span style="font-size: 14px; color: #595959; font-family: Arial;"><b><span style="padding: 0in; border: 1pt none windowtext;">3. Nurture Interest</span></b>. &nbsp;When you get a new lead, respond quickly – and often. Nurture their interest in your product or services through consistent communication, education and offering relevant and valuable content.</span></p> <p><span style="font-size: 14px; font-family: Arial; color: #595959;">For example, if there are five things that differentiate your offering from the competition, then outline those points in five separate emails.<span>&nbsp; </span>Send them on a schedule of every 3-5 days and plan a phone call after every third email.<span>&nbsp; </span>In this way your prospect will actually engage with your messaging 7-10 times within the first two weeks of their inquiry – the exact amount that has been proven to be most effective in getting buyers to take action.</span></p> <p><span style="font-size: 14px; font-family: Arial; color: #595959;">This strategy alone keeps you front-of-mind with buyers and increases onsite visits from your online prospects by 300% or more. <description><![CDATA[<p><span style="font-size: 11pt; font-family: Calibri;"><img alt="" src="https://cdn.ymaws.com/omha.site-ym.com/resource/resmgr/images/2025/ronald-younkin-grove-city-oh.jpg" style="width: 279px; height: 370.8px;" /></span></p><p><span style="font-size: 11pt; font-family: Calibri;">It is with deep sadness that we share the passing of Ronald Younkin of Greenlawn Companies, a pillar of Ohio’s manufactured housing community and a lifelong supporter of OMHA.</span></p> <p><span style="font-size: 11pt; font-family: Calibri;">Ron’s contributions to the industry spanned decades, shaping the landscape of manufactured housing in Ohio and beyond. He was inducted into the RV/MH Hall of Fame in 2006 in recognition of his extensive leadership, including his continuous service on the Ohio MHA Board of Directors since 1969 and as a past president of the association. As a member of MHI, Ron played a key role in establishing HUD’s role in manufactured housing, and he was a leader in developing land-lease communities and subdivisions for both site-built and manufactured homes. Ron was also a dedicated board member of the RV/MH Heritage Foundation, following in the footsteps of his father Floyd Younkin, and was inducted into the Hall of Fame in 2006.</span></p> <p><span style="font-size: 11pt; font-family: Calibri;">Tim Williams, OMHA Executive Director, shared: </span><span style="font-size: 11pt; font-family: Calibri; font-weight: bold; font-style: italic;">“Ron was one of the all-time greats in our industry. He was one of the foundational anchors of OMHA. His legacy now lives through his children and Brian Younkin, who has served as OMHA President for 10 years. <title>Remembering Asa “Ace” Elsea: A Lifelong Advocate, Leader, and Friend</title>

<description><![CDATA[<p><span style="font-family: Calibri;"><img alt="" src="https://welcomehomeohio.com/resource/resmgr/images/2025/ace.png" style="width: 149px; height: 171.778px;" /></span></p><p><span style="font-family: Calibri;">The Ohio Manufactured Homes Association (OMHA) mourns the passing of Asa J. “Ace” Elsea, a pillar of the manufactured homes industry and a beloved leader in the Circleville community. Ace passed away peacefully at home on April 1, 2025, at the age of 83, leaving behind a remarkable legacy of service, mentorship, and advocacy.</span></p> <p><span style="font-family: Calibri;">Born and raised in Circleville, Ace was a standout student-athlete, graduating from Circleville High School in 1959 and later being inducted into its Athletic Hall of Fame. He attended Bowling Green State University, where he excelled both on the football field and in the classroom, earning recognition as an all-league place kicker and graduating with a degree in education.</span></p> <p><span style="font-family: Calibri;">After beginning his career in teaching and coaching—serving as the first football coach at Westfall High School—Ace joined the family business, Elsea Inc., in 1965. He rose to become President, CEO, and Chairman of the Board, guiding the company through decades of growth and community service, including the celebration of its 75th anniversary.</span></p> <p><span style="font-family: Calibri;">Ace's commitment to his industry and his community was evident in everything he did. He served as President of the Circleville Jaycees, Chamber of Commerce, and High School Alumni Board, and held board positions with the YMCA and Pickaway County Airport Authority. A man of many talents and interests, Ace was also an experienced pilot with over 4,000 hours of flight time and an accomplished runner, completing 108 half marathons and founding the Roundtown Classic Race, which raised over $100,000 for local scholarships.</span></p> <p><span style="font-family: Calibri;">But it was Ace’s unwavering dedication to the manufactured homes industry that will forever resonate with OMHA members. He was not only a past President of OMHA but also served as Government Relations Chairman and a long-time board member, shaping the direction and success of the association for decades.</span></p> <p><span style="font-family: Calibri;">“</span><span style="font-family: Calibri; font-style: italic;">Ace was one of the pillars of OMHA’s foundation,</span><span style="font-family: Calibri;">” said OMHA Executive Director Tim Williams. “</span><span style="font-family: Calibri; font-style: italic;">He was a mentor to me during my early years of OMHA. Together, we worked to put in place, through advocacy, many of OMHA’s legislative initiatives—from zoning and taxes to the creation of the Ohio Commission and legislation on abandoned homes. His legacy and efforts to improve the business environment for manufactured homes will endure.</span><span style="font-family: Calibri;">”</span></p> <p><span style="font-family: Calibri;">Ace’s life was defined by a deep love for his family, his community, and his industry. He is survived by his beloved wife of 63 years, Mary, their children Asa Jay and Christine, four grandchildren, and many extended family members and friends who will carry forward his values of integrity, hard work, and service.</span></p> <p><span style="font-family: Calibri;">The OMHA community extends its heartfelt condolences to the Elsea family.
