Membership Dues Schedule

 
It is the OMHA Board of Directors’ policy that to be a qualified OMHA member, all relative businesses must be members of OMHA.  (For example, if the same person owns three communities, all three communities must be OMHA members.  Or, if you have a retailer center and a community, both businesses must be OMHA members.)  This policy was created out of fairness to all members.  If only one community or retail location was required to join, but several relative manufactured and modular home businesses were owned by the same company benefits would still be received by the non-member companies.NOTES: OMHA membership dues are based on the calendar year, January through December.

Community Dues 

SINGLE COMMUNITY
If you OWN a single community, dues are calculated as follows:
        $34 ———- per community
Plus: $ 3.83 ———- per occupied lot (number of lots based on 12/31 of preceding year)

NOTE:

* Minimum dues of a single community = $300
* Maximum dues of a single community = $1537
* Dues include mailing to one location

EXAMPLE:  
One community with 75 lots
 

$  34.00  – per community
+  $287.25  – 75 lots x $3.83 per lot
$321.25  – Total dues

MULTIPLE COMMUNITIES
If you OWN several communities, dues are calculated as follows:
SITUATION #1:
Combined # of lots in all communities is 350 or less
SITUATION #2: 
Combined # of lots in all communities is greater than 350
$34 for each community
Plus:
$3.83 per occupied lot
(number of lots based on 12/31 of preceding year)
$34 for first community
Plus: 
$163 for each additional community
Plus: 
$1340 combined maximum lot fee
(number of lots based on 12/31 of preceding year)

Situation #1 EXAMPLE:
Two communities with 225 lots total

$ 68.00 – $34 x 2 communities
+
$861.75 – 225 lots x $3.83 per lot

=$929.75 – Total dues

Situation #2 EXAMPLE:
Three communities with 400 lots total

$ 34.00 – Community #1
$ 163.00 – Community #2
$ 163.00 – Community #3 + $1340.00 – Maximum lot fee because over 350 lots

Minimum TOTAL dues of multiple communities = $300
MANAGEMENT COMPANIES
If you MANAGE one or several communities, dues are calculated as follows:
OPTION #1: OPTION #2:
$5,000 Fast-Track Membership Use community owner calculations above, based on number of ALL communities managed (single community or multiple communities)

$5,000 FLAT Fee.
ALL communities managed will be treated as active members eligible for membership benefits.
As you take over management for additional communities after initial membership enrollment, dues will NOTbe increased.

ALL managed communities MUST be individuallyenrolled and will be treated as active memberseligible for membership benefits. As you take over management for additional communities after initial membership enrollment, those communities must be reported and enrolled with OMHA at the time you take over management. Dues will be adjusted to reflect the management of additional communities.

Failure to report all communities managed by the company will result in loss of membership benefits.
